This is NOT an Exclusive Agency Agreement

Florida Investor Agents is committed to providing our investors with the following benefits:

  1. We will search for, analyze, and share properties that we believe would make sound real estate investment deals based off our number-based analysis using 4 strategies: BRRRR, Buy & Hold, Short Term Rentals & House Hacking. We will evaluate and communicate deals that meet or exceed our criteria for Cash on Cash Return (CoC) and/or Cap Rate.

  2. We will send you hand-picked properties packaged in a way that give you the information you need to make a quick and informed decision. Our property analysis spreadsheet is for informational purposes only and there is no guarantee that the projections will be the end result.

  3. We will arrange showings of any property you want to see including homes outside of what we send you, new construction, off-market properties, and For Sale By Owner property subject to their consent.

  4. When you find a property you like, we will use our Specialized Knowledge and discuss strategy with you regarding deal structure, offer price, financing terms, inspection contingencies, and anything else you want to know.

  5. We will present the offer on your behalf and negotiate in your best interest to help you secure the property at the best possible price and terms.

  6. We will recommend competent affiliates with respect to your purchase: investor-friendly lenders, inspectors, contractors, title insurance, property managers, etc. subject to your approval. These are only recommendations based on past experience. You are always free to utilize your own vendors.

  7. We will always be available for you to answer any questions you might have in a timely manner.

In return for these services, you agree to:

  1. You will notify and allow Florida Investor Agents to exclusively represent you for the purchase of any properties that we notify, analyze, and communicate to you.

  2. You will not share any of the tools, resources or deal analysis that we distribute to others not affiliated with Florida Investor Agents.

  3. If we present an investment opportunity on a property that is off-market, or the seller is unwilling to compensate us, then Buyer agrees to pay 3% of the sales price at closing for our services. We will advise you of this payment of commissions when we share the property with you.

  4. Buyer understands that if they purchase a property we share with them, without a Florida Investor Agents Team agent, buyer shall owe the standard selling office commission for the service, time, and effort that we spent to find you the property.

  5. You are not under any obligation at any time to buy or build a home.

  6. Acknowledge that the Broker is being retained solely as a real estate agent and not as an attorney, tax advisor, lender, appraiser, home inspector, or any other professional service provider. The buyer has been advised to seek professional advice concerning the condition of the property, legal, and tax matters.
